Modelling Software Identifies Cost Effective Measures for Energy Efficient Refurbishment at Regents House

CLIENT: Aberdeen Standard Investments (ASI)

SERVICE: Mechanical and public health

SITE: Regents House is a four-storey building in the centre of Redhill, Surrey.

ASI wanted to refurbish and update the property, to improve its capital value, and provide an attractive environment for potential tenants. EVORA Global was appointed to provide a project plan and specification for refurbishing the mechanical and public health services as well as improving the energy performance rating of the building to meet legislative requirements.

Our Approach

We used sophisticated modelling software to model and design the new lighting, heating, cooling, ventilation and management control systems to identify the most cost effective and energy efficient refurbishment of the building.

We then developed a project specification, tendered for contractors and oversaw implementation – reporting back to the client at every stage. While this was an empty building it was still a technically challenging project to manage as all plant was located on the roof requiring crane lifts to remove and install the new systems.

Key Outcomes

The installation of a new building management system provided better central control of all building services. A new LED lighting system and energy efficient VRF air-conditioning system now serve all floors. Other changes included new toilets and showers and a new, energy efficient heat recovery ventilation system making the building cheaper to operate on a daily basis and more pleasant for tenants.

The completed works within the building achieved a ‘C’ energy performance rating.
