The Challenge

258 Bath Road is a three-story office block that underwent a major refurbishment in 2013. The building now comprises of both CAV and VAV systems, which presents a number of challenges when managing the internal environment. Current tenant requirements also demand plant equipment to run during evenings and on weekends, resulting in an atypical energy profile.

EVORA Global was engaged to help identify potential energy saving opportunities and work closer with the tenants to optimise the building.

Our Approach

Since May 2018, EVORA has been implementing a Monitoring and Targeting (M&T) programme, consisting of detailed analysis of half-hourly (interval) data communicated via email updates and monthly phone calls.

The SIERA M&T software platform provides the tools, such as automated data feeds and pre-programmed alert thresholds, to cut through datasets and immediately highlight opportunities for improvement. This, coupled with active engagement with the site team, and reviewing plant operation against tenant requirements, has enabled the identification of quick win opportunities resulting in significant energy savings.

Key Outcomes

So far, following inconsistencies in energy usage patterns identified on the SIERA M&T platform, adjustment of main plant equipment has resulted in a reduction of 8% in weekday consumption. In addition to this, through close monitoring and active engagement, it was agreed that plant timings could be significantly reduced, resulting in a further 27% reduction on weekends.
