Energy Performance Certificates (EPCs) are required before a building can be marketed on either a for sale or letting basis.
The certificates, which have an A to G scale rating, have become commoditised and the standard of EPC assessors is not uniform – as a result the quality is often poor.
Historically EPCs have had little if any effect on transactional and/or capital values, but new legislation was introduced in 2015 and this becomes effective April 1st 2018.
The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 makes it potentially unlawful to let F and G rated properties, and this introduces a new risk to value.
EVORA EDGE offers a professional EPC service with all EPCs produced by assessors who are accredited by the Chartered Institution of Building Services Engineers (CIBSE) using advanced energy modelling (DSM).
At EVORA EDGE, we recognise the need for EPCs to be accurate to enable property owners and their managers to identify and manage the risk of market obsolescence and the potential suppression or even diminution to a landlord’s capital value as a result of market demand and lease covenants.
EPCs are prepared using one of two methodologies. The more simple SBEM (Simplified Building Energy Model) or the more advanced DSM (Dynamic Simulation Method). DSM is not only more accurate but it provides a greater level of granularity to support a more in-depth analysis of a building, its services and therefore any EPC improvement or management strategy.
” I firmly believe that EVORA are leaders in their field and they have opened my eyes to the value that a proactive approach to sustainability can bring.”
