Energy Performance Certificates (EPCs) are required before a building can be marketed on either a for sale or letting basis.
The certificates, which have an A to G scale rating, have become commoditised and the standard of EPC assessors is not uniform – as a result the quality is often poor.
Historically EPCs have had little if any effect on transactional and/or capital values, but new legislation was introduced in 2015 and this becomes effective April 1st 2018.
The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 makes it potentially unlawful to let F and G rated properties, and this introduces a new risk to value.

DSM is not only more accurate but it provides a greater level of granularity to support a more in-depth analysis of a building, its services and therefore any EPC improvement or management strategy.
